What Is the Wichita Falls Market Telling Us?
The Wichita Falls market is active, but today's buyer is paying close attention to value.
According to the Wichita Falls Association of REALTORS® July 2026 Housing Report, the median sales price was $209,000, essentially flat from a year earlier. Yet closed sales actually increased 10.6%, with 177 properties closing in July.
Those numbers are important because they tell us buyers haven't disappeared.
Homes are selling. But buyers are becoming more selective about which homes they choose and what they're willing to pay.
And here's another number sellers should pay attention to: 237 homes currently on the market have had a price adjustment.
Think about what that means. Those sellers didn't necessarily have undesirable homes. In many cases, the market simply did not respond to the original price.
Zillow's data reinforces that point. In its most recently reported Wichita Falls data, 51.1% of sales closed below the original list price.

Put Those Numbers Together
237 price adjustments, more than half of recent sales below asking price, and closed sales up 10.6%.
That's not a market without buyers.
That's a market telling sellers that price matters.
What Does 3.9 Months of Inventory Actually Mean?
One of the most useful numbers in the WFAR report is 3.9 months of inventory. But what does that actually mean?
Months of inventory estimates how long it would take to sell the homes currently available if no additional properties came on the market and sales continued at the current pace. It helps us understand the balance between supply and buyer demand.
At 3.9 months, Wichita Falls still has an active housing market. But that doesn't mean every property or every price range is experiencing the same level of demand.
When we combine 3.9 months of inventory with rising closed sales, 237 price adjustments and more than half of recent sales closing below the original list price, a clearer picture begins to emerge, one that no single statistic can provide.
There are buyers in the Wichita Falls market. But those buyers are comparing their options and responding to homes they believe represent the best value.
For sellers, that means pricing isn't simply about determining what a home could sell for. It's about understanding where that home fits among the choices buyers have today.
That is why local data matters. A national housing headline can't tell you what buyers are doing in your neighborhood, your price range or against your specific competition.
That's the market we need to understand before we establish a pricing strategy.
Why I Pay Attention to Price Adjustments
A price adjustment is more than a change on an MLS listing. It's market information.
When hundreds of sellers have already adjusted their asking prices, it tells us there is a gap between what some sellers initially expected their homes to bring and what buyers were willing to pay.
That's exactly the kind of information I want to understand before recommending a list price, not 30, 60 or 90 days afterward.
The goal isn't to price a home low.
The goal is to identify the price at which the property competes most effectively and gives the seller the best opportunity to protect their equity.
That's the difference between simply looking at comparable sales and reading the market.
